Who are D&E Constructions ?

D&E Constructions is a family-owned and locally-operated housing and construction business located in the seaside town of Emu Park, 40km east of Rockhampton in Central Queensland .

Our business is headed by Dan Leahy, a fully licenced builder and carpenter / joiner with 15 years experience in the building industry in Australia and overseas. Dan is joined by his wife Liz, who overseas all administration, apprentice carpenter Anthony and a regular team of skilled subcontractors.

D&E Constructions employs only fully licenced and appropriately qualified tradespeople and subcontractors so that we can guarantee our very high standard of quality and value for money.







What services can D&E Constructions offer me ?

D&E Constructions currently holds a low-rise building licence, which, on the larger scale, means we can build multi-storey residential homes, and single storey commercial buildings up to 2000m2 in area.

We also cater for those wanting most types of renovations and extensions, including:
•     kitchen and bathroom makeovers
•     new living areas and bedrooms
•     new decks, patios, awnings and gazebos
•     sheds

We can also help if you want to:
•     put in new stairs or concrete paths and driveways
•     re-stump, lift your home or re-roof it
•     relocate your house to a new block
•     go ‘owner-builder’

Of course, we would love to:
•     build your new home based on your own designs
•     build your new home based on one of our ‘D&E Designs’
•     build your new business premises
•     help you with your design ideas







I Want To Build or Renovate, Where Do I Start ?

Whether you are building a new home, commercial premises or renovating your existing dwelling, we recommend that you:

1.    Contact D&E Constructions for advice and an estimate.
It's a good idea to contact us first, to discuss the type of dwelling you would like to build or renovate, and the type of land you are building on*. By providing us with an approximate scale sketch of your ideas, we will be able to give you an estimate of what it will cost and sound advice on what is possible within your price range. Alternatively, please consider one of our 'D&E Designs' if you are looking to build a new home.


2.     Find out if there is a Building Covenant (if you are building in an estate).
A Building Covenant is a set of building regulations commonly used by estates to ensure that all residences built within the estate maintain a minimum standard of quality. If this situation is relevant to you, this will largely impact on the type of house you can build.

3.    After talking with us about your options, establish your budget.
If you need finance, consult a lending institution (a bank or credit union) and obtain pre-approval in writing for a loan.

4.    Contact a draftsperson for your floor plans.
If you are happy with our estimate, we can assist you in drawing up your floor plans by recommending a reputable draftsperson if you are unsure of whom to contact. If you are considering one or our 'D&E Designs' for your new home, a draftsperson will only be involved to make any personal modifications to the plans. We are happy to liaise with the draftsperson on your behalf.

5.    Contact D&E Constructions for a quote.
Once you have received your plans from the draftsperson, forward a copy onto us for an accurate quote. If you are happy with the quote, we will draw up a contract and meet with you to go through it and sign*. We will then submit your plans to local council for approval.

*Please note: If any boundary relaxations or setbacks need to be pre-approved, this will be done prior to signing the contract.







I am interested in a D&E Design for my new home, what flexibility can I expect ?

D&E Constructions offers two types of flexibility in the D&E Designs range - Flexibility Of Floor plans and Flexibility of Fixtures and Fittings.

Flexibility of Floor Plans

D&E Designs cater for those who wish to pick a home ‘off the plan’, and also for those who want to ‘start somewhere’ in the design process.

When you purchase a D&E Design ‘off the plan’ with no modifications to the floorplan,you will only need to engage the services of a draftsperson and engineer to complete the subsequent footing design and soil tests based on your block. We can organise that for you with our recommended draftsperson and engineer, or alternatively, one of your choice.

D&E Constructions also caters to your individual preferences and needs in a home. If you wish to make changes to the floorplan, we can happily assist you, however, additional drafting fees will be incurred for the modifications only that you make. As with the aforementioned ‘off the plan’ option, footing design and soil test services will also be required.

Flexibility of Fixtures and Fittings

D&E Constructions offers a contemporary range of fixtures and fittings in each of our
D&E Designs. (Fixtures and fittings refers to items including tapware, bathroom accessories, cooking appliances and lighting.)

Our contemporary range suits most preferences for a ‘modern’ look.

If you are not satisfied with our range of selected fixtures and fittings, you also have the option of selecting your own range.

We can recommend a list of preferred suppliers in the area and provide you with a list of details we need to complete your selections. In the event of choosing your own fixtures and fittings, your contract price will be altered accordingly via a signed ‘Variation’.
